You swoop in as The Savior, by taking over the payments (legally, w/o DOSC or GSG violations) and you put a resident co-owner partner in the property (by means of a trust transfer), which co-owner doesn’t have to qualify for a loan or pay a standard down payment in order to acquire 100% of all fee-simple home ownership benefits.

Yeah, I know--that's why we have such little competition. And why we can own a string of income producing real estate without lifting a finger or doling out a bunch of money (well, maybe a little cash in some cases: but we get it back when our resident partner comes in to the deal).
